Marketing your home to sell in the Georgetown, Round Rock and the Austin area

I use the following avenues to assist me in marketing your home.

Multiple Listing Service:

The MLS is a powerful tool; I will enter your listing myself.  I will add documents for the agents to view… seller’s disclosure, survey, floor plan, etc. 25 pictures are allowed and I will use as many as possible; buyers may pass over homes with few or none.

Broker Website:

I will utilize my office website to get maximum exposure for your home.  Many times when searching in the Austin area, my brokerage site shows up not only on the first page but in the top spot in the search engines.

Blog:

I will blog about your home on my website, my company site and Active Rain to gain exposure to the real estate community;Austin Real Estate Blog. Active Rain

Smart Phone Technology:

Virtual Tour:

I will have a professional virtual tour of your home created.  I will email you a link to this tour so you may share with family/friends who may know of someone interested in the property.

Video:

Social Media:

Professional Flyer:

I will create an 8.5×11 color flyer for inside your home, complete with pictures.  It will have my website to view the virtual tour and direct contact information to reach me to ask more questions.

Brochure Box:

I will create a flyer that highlights the features of your home.  With your permission, a flyer box will be added to the sign in your front yard for potential buyers who may walk by or drive down the street; extra copies will be given to you to replenish the box as needed.  If your home is vacant, we will work together to keep the box full.

Open House:

I will post and hold your home open within 2 weeks of listing your home.  We can then arrange any additional open houses based upon traffic.

Honest Feedback:

All REALTOR® activity through the blue key box on your door is recorded; I will check the activity weekly (daily in most cases) and ask the showing agent for feedback.  I will forward you the feedback; I do not alter the wording from the other agent.

Brokerage Yard Sign:

I place a brokerage yard sign in your front yard that has my cell phone number, directing all buyers to me, with your permission.

Pre-Qualify Potential Buyers:

I believe it is of utmost importance to insure a potential homebuyer is pre-approved before a purchase agreement is written on your home.

Residential Service Contracts:

(Otherwise known as Home Warranties) Offer one to the buyer up front, on most homes more than 2 years old a buyer will request one.  Again, add the benefit to the buyer – “offer something your competition may not be”.

Technology and Communication:

I use email, my cell phone and text throughout the day.  My cell phone number is listed in all of my marketing and is usually with me from 9:00am to 7:00pm, 7 days a week.  You should be able to reach me right away, at the latest within a few hours. If I am unavailable during the day, I will have my email up at night responding to your questions.

Working Partners:

When I am out of town, I have someone who will cover my work for me; negotiations or questions.  Most of the time even if I am out of town, I will negotiate my own contracts.

Market Updates:

If you’d like, I will set you up to receive new listings or status changes on homes in your neighborhood.  This way, you can keep up with the market.
